Do you understand “Agency”?
For your convenience, you can read the South Carolina Agency Disclosure brochure by clicking here. Ever call the phone number on a sign while driving around looking for homes? Ever tell them your life story in the first 2 minutes of conversation? Many of us have done just that because we didn’t know about “agency”. Be careful of what you say to the listing agent who is answering the phone because that agent isn’t looking out for your interests at all. In South Carolina, real estate agents are required to provide a meaningful explanation of “agency” to a potential buyer client (or seller client) at the first substantive meeting.
First time buyers may want to visit our First Time Buyer’s page, but the most important thing to do first is to get pre-qualified! Why? Any issues with your credit report that will prevent you from getting a loan need to be cleared up. Pre-qualifying will bring any deficiencies to your attention. Second, you need to know what price range to shop. It does you no good to shop in the $500,000 price range when the maximum you can afford is $250,000.
You can get a good working knowledge of the home-buying process in minutes at HUD’s website. We also recommend you visit our First Time Home Buyers page to see if you might qualify for a South Carolina State Housing Finance and Development Authority (SC State Housing) sponsored loan – click here.
Jim Bobo Real Estate can provide some local mortgage sources who can help get you pre-qualified immediately.
Where do you want to live?
Once you know what you can afford, you’ll need to compile a list of properties that suit your criteria and budget. Most buyers limit their search to a specific geographic area where they want to live. You can also search residential properties for sale by community and price range with 1 click using our exclusive SmartSearchSM at Lowcountry Land and Homes MLS search pages. Or search using your own, more specific criteria at www.YourMLSAccount.com.
